Definition:
Responsible, under the supervision of the Asset Manager Supervisor, for supervising and performing maintenance operations to provide timely and cost-effective maintenance services. Oversees Maintenance Techs, Make Ready Techs, Floaters, Cleaners, and Painters.
Job Duties:
Maintain a professional image and attitude in keeping with the objectives of the authority and residents’ welfare.
Report to the Asset Manager Supervisor the needs of the property and any problems observed in units or on the property.
Report any and all criminal activity and lease violations.
Inspect all units during move-in and move-out and complete required paperwork.
Responsible for assigned equipment, vehicles, and tools; ensure all equipment is maintained in working order.
Maintain assigned company vehicle in top operating condition.
Assist with cleaning, painting, and refurbishing apartments as needed.
Assist with cleaning out sewer lines when necessary, using appropriate tools and equipment.
Report unsafe conditions for apartments, grounds, and equipment to the Asset Manager Supervisor and/or Executive Director.
Make repairs to buildings.
Respond to off-duty service calls as emergencies arise.
Make repairs to maintenance equipment as needed.
Assist with reading electric meters when necessary.
Lead technical services, including installation and repair of water heaters, commodes, ranges, refrigerators, heaters, motor vehicles, and other equipment.
Perform additional maintenance duties as required or requested, including during natural or man‑made disasters.
Maintain a valid Texas driver's license.
Be able to lift at least 100 pounds.
Assist with any other duties as directed by the Executive Director.
Performance Measures:
Ability to plan and direct the work of subordinate employees.
Skill in estimating, planning, laying out, and supervising maintenance work.
Develop and implement facilities preventive maintenance programs
Communicate clearly and concisely, both orally and in writing.
Correctly learn, interpret, explain and apply housing authority policies and procedures, organization and operating details of the function to which assigned.
Work effectively with people from a variety of social, economic and racial backgrounds
Management is appropriately informed of area activities
Job Requirements:
High School graduate or equivalent preferred.
2 or more years of experience in building or mechanical maintenance
Attention to detail
Well organized
Must have a Valid drivers license
